Experiences Across All Three Courses

KS

Khun Somjit K.

Chiang Mai · Foundations Course

I had been thinking about buying a condominium in Chiang Mai for several years but felt genuinely confused about the rules for Thai nationals versus what I was hearing from foreign friends. The Foundations course made sense of all of it in a way I had not managed to find elsewhere. The sessions were not rushed — Surachai was patient with questions and did not make anyone feel they were slowing things down.

British, Chiang Mai resident · Rental Income Course

I bought a condo on Nimmanhemin a few years ago and had been managing the rental myself somewhat haphazardly. The Rental Income course helped me understand what I was doing right and where I had gaps — particularly around lease terms and tax reporting. The individual review call at the end was genuinely useful. It would have been nice to have more on short-term rentals, but I understand why the course kept its focus.

Nattaporn W.

Bangkok · Foundations Course

My husband and I took this together. We are both in our fifties and had been vaguely interested in property investment for years but never quite knew where to start. The Foundations course was exactly the right entry point — it is pitched at people who are thoughtful and not in a rush, which suited us perfectly. We are now considering the Rental Income course as a next step.

German, Phuket · Portfolio Course

I had taken Rungruang's first two courses over the previous year, so by the time I enrolled in Portfolio Development I had a good grounding to build on. The capstone thesis project was the most valuable exercise — sitting down and writing out a coherent investment argument for a hypothetical scenario made me realise how much had settled into real understanding. The alumni network has also been a quiet but worthwhile resource.

Pornthip O.

Chiang Mai · Rental Income Course

What I appreciated most was that no one tried to sell me anything. In every other property-related course I had attended, there was always a pitch at some point. Here, the content was genuinely educational. Nattaya's session on tax reporting was particularly useful — I had been handling my rental income declaration incorrectly for two years without realising it. That correction alone made the course worthwhile.

Margaret H.

Australian, Chiang Mai · Foundations Course

I was genuinely nervous about whether I would keep up — it had been a long time since I had studied anything formally. But the course was structured in a way that built understanding gradually. I never felt lost. The property evaluation template has already been useful — I used it to review a listing in the Nimmanhaemin area with a much clearer eye than I would have had otherwise.

Participant Journeys in Depth

Three examples of how participants moved from initial uncertainty to more grounded understanding — and what that meant in practice.

From Curiosity to Informed Consideration

SR

Siriporn R.

Chiang Mai, retired teacher, 58

The Starting Point

Siriporn had received an inheritance and was exploring whether a small condominium purchase might make sense as a long-term asset. She felt overwhelmed by conflicting advice and uncertain about what her actual legal options were as a Thai national in the current market.

What Changed

The Foundations course gave her a clear picture of the ownership structures relevant to her situation, the difference between title types, and a practical framework for evaluating specific properties. She used the evaluation template to assess three listings before making any decision.

The Outcome

Siriporn decided not to purchase the first property she had been considering — the evaluation process revealed factors she had not previously weighed. She continued her search from a more informed position and enrolled in the Rental Income course six months later.

Understanding What You Already Own

JK

James K.

New Zealand, Chiang Mai, 53

The Starting Point

James had owned a condominium in Chiang Mai for seven years and had been renting it informally to short-term tenants. He was uncertain about his legal obligations as a foreign owner, particularly around lease agreements and tax reporting.

What Changed

Through the Rental Income course, James realised several areas where his approach needed adjustment — specifically around lease agreement structure and the way he was calculating and declaring rental income. He worked through the rental income worksheet applied to his own property's actual figures.

The Outcome

James updated his lease arrangement with guidance from a Thai lawyer (following the course's recommendation to seek legal advice for actual transactions) and now approaches his rental management with considerably more confidence and clarity about his obligations.

Building a Framework for Long-Term Thinking

WP

Wiporn P.

Bangkok, business owner, 47

The Starting Point

Wiporn owned two Bangkok properties and was considering expanding into Chiang Mai. He had attended other property seminars that felt more like sales events. He wanted a structured way to think about portfolio decisions without the commercial noise.

What Changed

The Portfolio course gave Wiporn a structured framework for evaluating geographic diversification and thinking about his existing assets in relation to future additions. The capstone project forced him to write out his reasoning in full, which surfaced some assumptions he had not examined closely.

The Outcome

Wiporn delayed an acquisition he had been planning and restructured his thinking about the timeline. He describes the course as slowing him down in a way that felt useful — giving him confidence that a patient approach was the right one for where he was in his planning.
