What You Gain From Learning With Us
These are not promotional claims — they are the specific qualities that participants consistently tell us they value most about the Rungruang experience.
Courses Designed for Adult Learning
We respect that adults in their forties and beyond learn differently — with more context, more questions, and more at stake. Pacing, format, and content depth all reflect that.
Thailand-Specific, Not Generic
Every module, example, document, and scenario is grounded in Thai law and Thai market conditions — not imported frameworks from other countries' property systems.
No Commercial Ties
We hold no affiliate arrangements with developers, agencies, or lenders. Our advice is not shaped by a sales relationship — it is shaped by what participants genuinely need to know.
Instructors With Direct Experience
Our team includes a practising Thai property lawyer, a former bank lending analyst, and an experienced adult educator. Not theorists — people who have worked in these areas professionally.
Practical Tools and Documents
Participants receive real evaluation templates, lease agreement frameworks, rental income projection worksheets, and curated data resources — materials that have practical use beyond the course.
Alumni Network for Advanced Students
Graduates of the Portfolio course join a private alumni community — a small, ongoing forum for sharing observations, asking questions, and maintaining a connection to informed property discussion.
Professional Expertise
Learning From People Who Have Done the Work
A course is only as reliable as the people teaching it. At Rungruang, our instructors draw on direct professional history — not secondhand knowledge or theory assembled from books. Surachai Chantawong has handled hundreds of property transactions under Thai law; Nattaya Pongprayoon has assessed property-backed lending for a major Thai bank; Robert Whitmore has spent fourteen years developing adult learning programmes.
The result is teaching that speaks to real situations, real complications, and real decisions — not simplified scenarios constructed for illustration only.
Technology and Course Delivery
Sessions That Work for Your Life
All sessions are delivered online via video conference, with recordings available for enrolled participants. We share materials digitally in advance of each session so participants can arrive prepared rather than overwhelmed. Our platform allows for small-group discussion, direct questions, and screen sharing when reviewing actual property documents or market data.
- Sessions scheduled for evenings and Saturday mornings
- Recordings available within 24 hours of each session
- Materials distributed before sessions, not during
- Accessible from anywhere in Thailand or abroad
Customer Service
Responsive, Unhurried Support
When participants contact us — whether before enrolling, during a course, or after — we respond personally and thoughtfully. We do not operate an automated support system. Questions are read by someone who knows our courses well and can give a considered answer rather than a script.
Advanced course participants also receive two individual advisory calls with their instructor, scheduled at times that suit their own availability.
Value and Pricing
Transparent Pricing With No Hidden Additions
Our course fees are stated clearly — ฿5,200 for Foundations, ฿10,800 for Rental Income, and ฿17,500 for Portfolio Development. These prices include all sessions, all recordings, all materials, and any follow-up calls specified for the course. There are no supplementary charges, upsells, or companion products required to get full value from the course.
We also offer a deferral arrangement for participants whose plans change before a cohort begins — please contact us before the start date.
Results and Outcomes
Knowledge That Changes How You See Property
We do not promise specific financial returns — no one in property education should. What we can say, based on participant feedback over five years, is that people leave our courses with a substantially clearer picture of the Thai property landscape: what questions to ask, what to look for in a title deed, how to assess rental viability, and how to evaluate whether a property decision makes sense for their specific situation.
That shift in comprehension is, we believe, the most valuable thing a property course can offer.

Distinctive Features
What Only Rungruang Offers
The Midlife Learner Framework
We have built a specific approach to pacing, content depth, and discussion format that reflects how adults over 40 absorb and process significant new information. Sessions allow time for questions. Materials are layered rather than front-loaded. Follow-up resources support continued reflection between sessions.
Independent Legal Review of All Content
Every course module that touches on Thai property law is reviewed by Surachai Chantawong before each cohort delivery. When regulations change — as they do — content is updated before participants see it. This level of legal care is not standard in property education.
No Upsells, No Affiliated Products
After completing a Rungruang course, you will not receive follow-up messages directing you towards affiliated property listings, loan products, or investment clubs. We have no financial relationship with any product or service we might recommend during teaching.
Capstone Investment Thesis (Portfolio Course)
The Portfolio Development course concludes with a capstone project: participants prepare a written investment thesis for a hypothetical multi-property scenario. This structured output helps consolidate learning and gives participants a framework they can adapt to real planning decisions.
