Starts With the Right Foundation

Rungruang courses are designed for adults over 40 who are considering property investment in Thailand for the first time, or who want to deepen an existing understanding. No specific background is required — we start from the foundations and build from there. Participants include Thai nationals, long-term foreign residents, and retirees planning for the future.

The Foundations course requires no prior knowledge at all. It is structured precisely to give beginners a solid grounding. The Rental Income and Portfolio courses benefit from some familiarity with basic property concepts, which is why we offer the courses in a natural progression — though each can be taken independently.

Live sessions take place online via video conference, making them accessible from anywhere in Thailand or abroad. Recorded replays are available for enrolled participants. Course materials, worksheets, and resource documents are shared digitally before and after each session.

Yes. The Foundations course covers both Thai national ownership and the specific legal considerations that apply to foreign residents. We discuss condominium freehold rules, leasehold structures, and the practical realities of navigating property transactions as a non-national. This is an area where clarity matters greatly.

The Foundations course spans two live sessions and takes approximately three to four weeks to complete at a relaxed pace. Rental Income runs across three sessions over four to six weeks. The Portfolio course is the most comprehensive, with six sessions and two advisory calls spread over two to three months, allowing time to reflect and apply learning between sessions.

Depending on the course, participants receive a property evaluation template, rental income projection worksheets, curated reading lists, and access to example lease agreements and market data. Advanced participants also receive a portfolio modeling framework and session recordings for review at any time.

Certainly. Sessions are scheduled on weekday evenings and weekend mornings to suit working schedules. The pace of each course is designed with full-time commitments in mind — we do not expect participants to absorb everything at once. Recorded replays mean you will not miss content if a session falls at an inconvenient time.
