Terms & Conditions

Please read these terms carefully before enrolling in any Rungruang course.

1. Definitions

In these Terms & Conditions, the following words carry the meanings set out below:

  • "Rungruang", "we", "us", or "our" — refers to Rungruang, registered and operating in Chiang Mai, Thailand.
  • "Course" or "Programme" — any educational course, session, or related material offered by Rungruang.
  • "Participant" or "you" — any individual who enrols in or enquires about a Course.
  • "Session" — a scheduled live online or in-person class forming part of a Course.
  • "Materials" — all slides, worksheets, templates, recordings, and written content provided in connection with a Course.
  • "Agreement" — these Terms & Conditions, together with any enrolment confirmation and invoice.
  • "Website" — the Rungruang website accessible at https://rungruang.club

2. Acceptance of Terms

By submitting an enrolment enquiry, completing payment, or accessing course materials, you confirm that you have read, understood, and agree to be bound by these Terms & Conditions.

Our courses are designed for adults aged 18 years and over. By enrolling, you confirm that you meet this age requirement and have the legal capacity to enter into a binding agreement under Thai law.

If you are enrolling on behalf of another person, you represent that you have the authority to accept these terms on their behalf.

3. Our Courses

Rungruang currently offers the following educational programmes, each with its own scope and format:

Foundations of Property Investment in Thailand ฿5,200

An introductory programme covering Thai property ownership structures, land title types, condominium regulations, and rental yield calculations. Includes 2 live sessions, a property evaluation template, and a curated resource list.

Rental Income and Property Management ฿10,800

A practical programme for those exploring rental income from Thai properties. Covers tenant screening, lease essentials, maintenance budgeting, and tax reporting. Includes 3 live sessions and 1 individual review call, plus a rental income projection worksheet.

Strategic Property Portfolio Development ฿17,500

An advanced programme for participants with foundational knowledge. Covers geographic diversification, financing structures, exit planning, and portfolio modelling. Includes 6 sessions, 2 advisory calls, and access to a private alumni network. Participants complete a written investment thesis as a capstone.

Educational purpose: All Rungruang courses are educational in nature. They do not constitute financial advice, investment recommendations, or legal counsel. Course content is intended to support informed personal decision-making.

Programme availability

Courses run in scheduled cohorts. Availability, dates, and session formats may vary. We reserve the right to modify course content, session timing, or format with reasonable notice to enrolled participants.

4. Enrolment

Enrolment is confirmed once we have received full payment and issued a written confirmation. Submitting an enquiry form does not constitute a binding enrolment.

Cohort placement

We will place you in the next available cohort suitable to your chosen course and experience level. If you have scheduling requirements, please mention them at the time of enquiry so we can accommodate where possible.

Prerequisites

The Rental Income and Property Management course recommends familiarity with basic property concepts. The Strategic Property Portfolio Development course is designed for those who have completed an introductory programme or hold equivalent experience. We may ask you a few questions before confirming enrolment in intermediate or advanced courses.

Group enrolments

Organisations wishing to enrol multiple participants should contact us directly at [email protected] to discuss group arrangements.

5. Payment Terms

Fees

Course fees are as listed on our website at the time of enrolment. All fees are stated in Thai Baht (฿) and are inclusive of applicable taxes.

Payment timing

Full payment is required prior to the start of the first session. Places are not held without payment.

Payment methods

We accept bank transfer and other methods listed at the time of enrolment. Payment processing is handled securely. Please retain your payment receipt as proof of enrolment.

Receipts and invoices

A receipt or tax invoice will be issued upon confirmation of payment. If you require a specific invoice format for business reimbursement, please advise us before completing payment.

6. Cancellation, Deferral & Refunds

Cancellation by participant

  • More than 14 days before the cohort start date: Full refund, less a processing fee of ฿500.
  • 7 to 14 days before the cohort start date: 50% refund of the course fee.
  • Less than 7 days before the cohort start date: No refund. You may request a deferral to the next available cohort (see below).
  • After the cohort has commenced: No refund is available for sessions already delivered.

Deferral

If you are unable to attend a cohort after enrolment, you may request a deferral to the next scheduled cohort of the same course, subject to availability. Deferral requests must be submitted by email to [email protected] at least 7 days before the cohort start date. Deferrals are available once per enrolment.

Cancellation by Rungruang

In the uncommon event that we need to cancel a cohort due to insufficient enrolments or unforeseen circumstances, we will notify you promptly and offer either a full refund or a place in the next available cohort at your preference.

Missed sessions

If you miss a scheduled session, we will share session notes or a recording where available. We are unable to offer make-up sessions or partial refunds for individually missed classes.

7. Participant Conduct

We aim to maintain a respectful and constructive learning environment. Participants are expected to:

  • Treat instructors and fellow participants with courtesy and respect
  • Refrain from sharing, distributing, or reproducing course materials without written permission
  • Not record sessions without prior consent from Rungruang
  • Engage with the content in good faith, for personal educational purposes
  • Provide accurate information during the enrolment process

We reserve the right to remove a participant from a course without refund if conduct is disruptive, abusive, or in breach of these terms.

8. Intellectual Property

All course materials — including slides, worksheets, templates, written guides, session recordings, and the curriculum itself — are the intellectual property of Rungruang and protected under applicable Thai copyright law.

Your licence

Upon enrolment, you are granted a personal, non-transferable, non-sublicensable licence to access and use course materials for your own learning. This licence does not permit:

  • Sharing, copying, or distributing materials to third parties
  • Using materials for commercial teaching, training, or consulting purposes
  • Reproducing materials in any format for public distribution

Website content

All content on the Rungruang website — text, design, images, and structure — is owned by Rungruang. You may not reproduce it without written consent.

9. Disclaimers

Not financial or legal advice: Rungruang courses are educational programmes. Nothing in our courses, sessions, or materials constitutes financial advice, investment recommendations, legal advice, or tax guidance. Participants should seek independent professional advice before making any property-related decisions.

Property investment carries inherent risks. Past market conditions discussed in our courses do not reflect future outcomes. We present factual information and analytical frameworks to support informed learning — not to direct or predict your investment choices.

Our website and course content are provided in good faith. We make reasonable efforts to keep information accurate and current, but we do not warrant that all information is complete, error-free, or suitable for every individual's circumstances.

10. Limitation of Liability

To the fullest extent permitted by Thai law, Rungruang's total liability arising from or in connection with these terms and your enrolment shall not exceed the amount you paid for the specific course in question.

We shall not be liable for any indirect, consequential, or economic losses, including but not limited to:

  • Investment outcomes or property-related financial losses
  • Decisions made based on course content
  • Technical issues affecting access to online sessions outside our reasonable control
  • Loss of income or business opportunity

Nothing in these terms limits our liability for fraud, wilful misconduct, or any other matter that cannot lawfully be excluded under Thai consumer protection law.

11. Termination

We may terminate your access to a course if you breach these Terms & Conditions in a material way and fail to remedy the breach within 7 days of written notice. In cases of serious misconduct, we may terminate without notice.

Upon termination, your licence to use course materials ends. Sections of these terms that are intended to survive (including intellectual property, disclaimers, and liability clauses) will remain in effect.

12. Governing Law & Disputes

These Terms & Conditions are governed by and interpreted in accordance with the laws of Thailand. Any disputes arising from this Agreement will be subject to the jurisdiction of the courts in Chiang Mai, Thailand.

Informal resolution

We would prefer to resolve any concerns informally. If you have a complaint or question, please contact us at [email protected] and we will do our best to respond constructively and promptly.

13. Changes to These Terms

We may revise these Terms & Conditions from time to time. Changes will be published on this page with an updated effective date. For participants mid-enrolment at the time of any material change, we will notify you by email.

Continued use of our website or participation in courses after a change takes effect constitutes acceptance of the revised terms.
