Started by People Who Wanted Something Better
Rungruang was founded in Chiang Mai in 2019 by a small group of professionals — a property lawyer, a financial analyst, and a long-time educator — who shared a common observation. Adults in their forties, fifties, and beyond were approaching Thai property investment with genuine interest but very little support. The resources available were either aimed at younger, more speculative buyers, or they were too technical without enough practical context.
The name Rungruang (รุ่งเรือง) means prosperity and flourishing in Thai — and our interpretation of that is deliberate. We are not talking about fast accumulation. We mean a steady, considered growth of knowledge that gives people the confidence to make well-informed decisions about property at a meaningful stage of their lives.
Our base in Nimmanhemin, one of Chiang Mai's most thoughtful and internationally connected neighbourhoods, reflects the kind of learning environment we have tried to create — calm, well-resourced, and genuinely welcoming.

To give adults over 40 the knowledge, frameworks, and practical tools they need to engage with Thai property investment thoughtfully — at their own pace, without pressure.

Lead Property Law Advisor
Practising property lawyer with 18 years working on residential and commercial transactions in Chiang Mai and Bangkok. Leads the legal framework modules across all three courses.

Financial Analysis and Portfolio Instructor
Former bank analyst with a decade of experience in property-backed lending in northern Thailand. Teaches rental yield calculation, portfolio structuring, and long-term asset evaluation.
Robert Whitmore
Course Design and Education Lead
Adult educator and long-term Chiang Mai resident with 14 years developing structured learning programmes. Oversees course pacing, participant experience, and curriculum design at Rungruang.

Legal Accuracy
All content relating to Thai property law and ownership regulations is reviewed by a qualified Thai attorney before each course delivery. We update materials when legislation changes.
Current Market Data
Course materials reference real, current market listings and verified data from the Chiang Mai and Bangkok property markets — not illustrative or outdated examples.
Privacy and Data Protection
Participant information is handled in accordance with Thailand's Personal Data Protection Act (PDPA). We do not share data with third parties without explicit consent.
Small Group Sizes
We cap live sessions to ensure every participant has space to ask questions and engage with instructors. Learning in a crowded room — virtual or physical — is not something we support.
No Conflicts of Interest
Rungruang holds no affiliate arrangements with property developers, agencies, or lending institutions. Our course content is not influenced by any commercial property relationship.
Regular Curriculum Review
We review and update every course at least once per year, incorporating participant feedback, legal updates, and shifts in the Thai property market landscape.
About Our Approach
Property Education Built for a Different Stage of Life
Most property investment education in Thailand targets early-career buyers looking for fast acquisition. At Rungruang, we work with adults who have spent decades building careers and families — and who now want to bring that same care and discipline to understanding property.
Our courses address the Thai legal landscape in real depth: freehold versus leasehold structures, the difference between Chanote and Nor Sor titles, the specific rules governing condominium ownership for foreign residents, and the practical realities of managing rental income under Thai tax law.
We are based in Chiang Mai's Nimmanhemin district — a neighbourhood that reflects the kind of measured, quality-focused environment we try to create in our courses. The city has become an important property market in its own right, and we draw on it constantly in our curriculum alongside data from Bangkok and other regional centres.
Rungruang is not a property agency, and we do not benefit from the property decisions our participants make. That independence is something we value deeply — it means every participant can trust that what we teach reflects our honest assessment of the Thai property landscape, not a sales agenda.
